THE BRAKE’S GUIDE · FLOOR, TILE & GROUT CLEANING

Build a commercial floor maintenance plan

A commercial floor maintenance plan should identify each flooring material, its traffic level, and the tasks needed to care for it. Set routine and professional cleaning frequencies around actual use and manufacturer guidance rather than one schedule for the whole building.

Inventory the floors and the people using them

List each area, floor material, known finish, and approximate size. Note entrances, corridors, customer-facing rooms, and spaces used only occasionally. Record any care instructions you already have. This gives your cleaning partner useful information and helps avoid assigning an unsuitable method to an unfamiliar surface.

Separate routine tasks from professional visits

Routine soil removal and attention to spills are different from a scheduled professional floor-cleaning visit. Define who handles each task and which supplies are used. Discuss tile and grout cleaning, concrete care, and carpet cleaning as distinct parts of the plan rather than bundle them into an undefined promise to maintain every floor.

Set frequency using traffic and observations

An entrance used throughout the day may need more attention than a meeting room used once a week. Review visible soil, events, and changes in occupancy. Adjust the plan when use changes; a fixed calendar that ignores the building can put effort in the wrong place.

Record access and completion expectations

Agree on cleaning windows, keys or access procedures, a contact person, and the time each area must reopen. Note what furniture or equipment can be moved and who is responsible. Keep a simple record of the work and any areas needing follow-up so recurring concerns can be discussed with specific examples.

Review the scope before comparing cost

Use the same area list, frequencies, and special requirements when requesting estimates. Ask which work is routine and which would be quoted separately. Brake’s can discuss a one-time floor-cleaning project or ongoing maintenance during a free walkthrough of your business or church.
