Floor buffing vs burnishing: plan the right maintenance
Buffing and burnishing are maintenance processes for suitable finished floors; stripping and waxing removes an old finish and applies a new one. The right choice depends on the flooring, finish system and condition, so start with the manufacturer’s care instructions and an assessment.
Start with the finished floor
Identify the flooring and the product used to finish it. VCT and other suitable finished floors require care compatible with that system; wood, tile and different vinyl products should not automatically receive the same treatment. Share the maintenance history and manufacturer guidance.
Buffing and burnishing have different requirements
The machine, pad, operating speed and finish compatibility matter to the maintenance process. Do not select a method from the desired shine alone. Discuss the condition, existing finish and appropriate equipment with the cleaning provider before work begins.
Stripping and waxing is a different scope
Removing an existing finish and applying a new finish is more involved than maintaining the current finish. Ask whether the visible concern involves surface soil, scuffs, finish buildup or worn finish. An assessment helps distinguish the work needed and its limits.
How often should floors be buffed or stripped?
Use traffic, visible condition, the finish manufacturer’s guidance and maintenance history to set a schedule. A busy entrance may need attention at a different interval from a lightly used room. Record observations and review the plan instead of assuming a universal weekly or annual interval.
