THE BRAKE’S GUIDE · JANITORIAL SERVICES
What janitorial services include and what affects cost
Janitorial services cover the recurring cleaning tasks agreed for your building; the exact rooms, frequency and supplies belong in the proposal. Cost depends on that scope, building use and access, so compare estimates for the same work rather than an undefined cleaning package.
Define the rooms and tasks
List entrances, offices, restrooms, common areas and floor materials. State which tasks are requested at each visit, which are periodic and which remain with your staff. A room list and task list make the proposal easier to compare and review.
Janitorial and commercial cleaning overlap
Commercial cleaning describes cleaning for a business property, while janitorial service commonly describes its recurring upkeep. A one-time floor project and a recurring office-cleaning contract can serve the same building but need separate scopes. See our commercial and office cleaning and recurring janitorial services for those planning discussions.
What affects office and janitorial cleaning cost?
Area alone does not describe the work. Visit frequency, occupancy, room use, floor materials, requested tasks, supplies, access and periodic projects all affect the proposal. An infrequently used office and a busy shared building may need different levels of care even at the same size.
Separate periodic floor care and extra visits
Specify whether carpet cleaning, tile and grout cleaning, stripping and waxing, or extra event visits are included or quoted separately. Name the process for requesting changes. Confirm access, the building contact and the time areas need to be ready.
Request comparable proposals
Give each provider the same room list, tasks and frequency. Ask about the person overseeing the work, how questions are handled, and the terms of the proposed agreement. Brake’s offers a free walkthrough to discuss a plan for your business, church or empty property.
